1Acceptance of Terms

Welcome to Propyfy (“Platform”, “We”, “Us”, or “Our”), owned and operated by Easymie Real Estate Technologies. By downloading our mobile application from the Apple App Store or Google Play Store, or by accessing our website, you (“User” or “You”) agree to be bound by these Terms and Conditions.

If you do not agree with any part of these terms, you must immediately cease accessing the Propyfy mobile application and website.

2User Eligibility & Account Registration

To utilize Propyfy services, post property listings, or submit buyer/tenant enquiries, you must be at least 18 years of age and legally capable of entering into binding contracts under applicable laws.

• Mobile OTP Authentication: Account creation and login are authenticated via One-Time Passwords (OTP) sent to your mobile phone number. You are responsible for maintaining the confidentiality of your mobile device.
• Accurate Information: You warrant that all information provided during registration (Full Name, Email, Profile details) is accurate, current, and truthful.

3Platform Services & Marketplace Rules

Propyfy provides an online real estate discovery marketplace connecting property buyers, tenants, individual property owners, and certified real estate developers.

4Property Posting & Accuracy Disclaimer

Property owners, landlords, and authorized builders posting listings on Propyfy represent and warrant that:

• They possess legal title, power of attorney, or written authorization to list the specified property.
• All listing details—including carpet area, total sqft, price, BHK layout, possession date, and high-resolution photographs—are accurate and not misleading.
• Propyfy reserves the right to remove any property listing that violates guidelines, contains fraudulent pricing, or lacks required verification documentation.

5Cost Calculators & Financial Estimates Disclaimer

The in-app and web-based Stamp Duty and Property Registration Cost Calculators are provided strictly for informational and estimation purposes.

Calculations are derived from prevailing state government tax brackets (e.g., Haryana, Delhi NCR, Uttar Pradesh). Actual sub-registrar registration charges, circle rates, and municipal taxes may vary based on exact locality, property age, and specific government notifications. Users must verify final registration fees with certified legal counsel or local sub-registrar offices.

6Legal Assistance & Title Verification Reports

Propyfy offers access to property legal document review, Encumbrance Certificate (EC) checking, and draft Sale Agreement services.

While Propyfy partners with verified real estate advocates, title check badges indicate that property documentation provided by sellers has passed preliminary legal audit. Buyers are encouraged to perform complete due diligence prior to executing final financial transactions.

7Prohibited Activities

Users shall not:

• Post duplicate, fictitious, or unauthorized property listings.
• Scrape, mine, or extract platform property data using automated bots or scripts.
• Use contact information obtained from Propyfy for spamming, unsolicited marketing, or harassment.
• Upload malicious code, viruses, or content that infringes upon third-party intellectual property.

8Limitation of Liability

To the maximum extent permitted by applicable law, Propyfy and Easymie Real Estate Technologies shall not be liable for any indirect, incidental, or consequential damages arising out of property negotiations, seller misrepresentation, or legal disputes between property buyers and sellers.

9Governing Law & Dispute Resolution

These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any disputes or claims arising out of or in connection with Propyfy services shall be subject to the exclusive jurisdiction of the courts located in Gurugram, Haryana, India.
